Responsibilities:

  • Sourcing, negotiating and executing both new deals and renewals with retailers, identify leasing prospects via building/maintaining relationships with tenants and leasing agencies.

  • Prepare strategic leasing plans for prospects and existing clients through retailer performance, trade area demand, and demographic customer profile, develop and implement creative leasing strategies to improve merchandising mix and maximize income at the properties.

  • Budget and forecast rental income to maximize revenue and evaluate retailers' performance, review the portfolio and financials for opportunities to upgrade tenancy and retail terms.

  • Work with the marketing, project and design, and legal departments throughout the lease negotiation process to ensure lease is completed and resolve problems in timely manner, work with architects and project team on design construction of tenant spaces.

  • Prepare market studies, lease budgets and leasing activity reports for senior management, prepare prospect reports & business plans for new business with creative & aggressive marketing ideas.

  • Work closely with internal partners to execute the property’s goals and vision including Marketing, Public relations, Branding and Property Management.

Requirements:

  • Degree Holder in Real Estate, Business, or related discipline.

  • Minimum 5 years working experiences in coordinating projects, preferably in a Mall Development environment, experience in reviewing legal documentation will be a plus.

  • Creative, Independent, Proactive, Self-motivated, and with strong business sense, passionate about Retail and Shopping.

  • Excellent interpersonal communication, attention to detail, presentation and coordination skills, strong knowledge in tenancy and facilities management with shopping mall experience is advantageous.

  • Provide a high standard of support to the Retail Development team, liaise effectively with other departments on behalf of the team to convey and/or source required information.

  • Strong proficiency in using Excel, PowerPoint, Word and other MS Office apps, knowledge of Photoshop, Illustrator, or AutoCAD will be an advantage.

  • Fluent in spoken & written English and Chinese, basic Mandarin.
